In Florida, the party responsible for paying for the owner's title insurance policy typically varies by county. In counties (such as Broward, and Miami-Dade), the buyer customarily pays for the owner's policy and chooses the closing agent. The closing process in Florida generally takes about 30 days from the execution of the sales agreement (in Rush Situations, we can have closings ready in less than 10 days). This period allows sufficient time for the closing agent or title company to perform a thorough title search, resolve any outstanding title clouds, coordinate requirements with the mortgage lender, and finalize the closing disclosures.
Florida buyer closing costs typically range from 2% to 5% of the total purchase price. This includes lender fees (origination, appraisal), state documentary stamp taxes on the mortgage, intangible taxes, title search, settlement and escrow fees, recording charges, and pre-paid items such as property taxes and homeowners' insurance. Cash Transactions are much less. Sellers are usually between 1 and 2% of Sale Price.
